Love visiting Las Vegas but wouldn’t want to live there? Henderson, Nev., may be an ideal destination for folks who want to live relatively close to the Strip without dealing with Vegas’ gridlock everyday.

“It’s a unique lifestyle. Henderson’s a place where you can paddleboard in the morning and golf in the afternoon. There are many hiking and biking trails that originate in Henderson that go into parks maintained by the National Park Service,” said Gene Northup of Synergy Sotheby’s International Realty, a native Californian who has been selling real estate in southern Nevada for 20 years. “You’re 30 minutes from the Strip and McCarran International Airport, which has more direct flights than virtually any other airport.”

Lake Mead is 30 minutes east, and Sloan Canyon National Conservation Area rests just to the south.

Northup has noticed an uptick in Californians transplanting to southern Nevada, citing a friendlier tax and regulatory climate in the Silver State.

“There’s an exodus going on in California,” Northup said. “In 2018, 2,021 families with a net worth of more than $1 million moved from California to Nevada.”
